  • Schedule/Order Pictures, Drone Footage and Measurements (Agent Pays)
  • Send Copies of Paperwork to Clients
  • Order Home Warranty if Needed
  • Call HOA to Confirm Dues/Assessments & Obtain Docs if Possible
  • Add Information into MLS (including writing remarks) and Showingtime
  • Create a Brochure and Flyer (will send you PDF file)
  • Post on Closing Girls Facebook Page and Several Realtor Facebook Pages (Includes Just Listed, Price Changes & Open Houses)
  • Check Zillow, Trulia & Realtor.com for Accuracy
  • Send Clients Marketing Report with Links to All Websites where Home is Listed
  • Retrieve All Documents Needed for Broker’s Office for File Compliance (Agent responsible for uploading docs in their CRM or hire us for an additional $25)

  • Send Client Attorney Information Sheet to be Completed by Client
  • Draft/Send Repair Request & Amendments to the Contract to Clients for Electronic Signatures
  • Confirm Repair Request Executed Prior to Due Diligence
  • Order Home Warranty where Applicable & Send Invoice to Attorney’s Office
  • Collect Repair Receipts/Invoices from Clients and Send to Buyer’s Agent
  • Send Utility Information to Buyer’s Agent
  • Review Closing Disclosure/HUD (agent must do final approval)
  • Confirm Final Walk-Through & Key Administration
  • See If Buyer’s Agent will Bring Lockbox & Sign to Closing

AGENT RESPONSIBILITIES

  • Keep constant communication with their client and co-operating agent.
  • Upload docs in your CRM or Skyslope.
  • Obtain quotes from vendors if needed.
  • Negotiate all repairs. We will write up the repair request and send for signatures.
  • Handle appraisals, terminations and negotiations with agent/your client.
  • Advise clients on contractual obligations/major decisions.
  • Review Settlement Statement (HUD) for accuracy.

Up to 3 Transactions Annually with No Fee Assurance* If any of your transactions from contract to close fail to complete for any reason, we will not charge a fee for up to your first three transaction per calendar year. This commitment is our simple promise to you. Our focus is on your success, and we only earn when you succeed!
